Planning a residential building in Dhaka: where to start
By Engr. Md. Hossain (Kazol)12 Sep 2026
Plot documents, a soil test and a clear brief are the three things to prepare before your first design meeting.
Most delays in a building project start before any drawing is made. Gathering the right documents early lets your designer work from accurate information rather than assumptions.
Start with your land documents and a survey of the plot showing exact dimensions and road width. These determine setbacks and how much floor area you are allowed to build.
Next, commission a soil test. The results decide the foundation type, which affects both safety and cost. Finally, write down how many floors, units and rooms you need, and your budget range.
